Item No: 5.C.2.
Meeting Date: April 8, 2013
From: Bill Wiley, AICP, Community Development Director
Subject: Ordinance for Small Scale Comprehensive Plan Amendment for Kankoo Enterprises, LLC
The Planning staff and Planning Commission recommend approval of the proposed small-scale comprehensive plan amendment to the City’s adopted Growth Management Plan.
The project site is approximately .34 acres. The property is generally located on the north side of US Hwy 441 and west of Blossom Lane. The project site is ten or less acres and is, therefore, considered a small-scale comprehensive land use plan amendment. The City will notify the Florida Department of Economic Opportunity (FDEO) of the plan amendment and the Department will review the project site area to confirm that it is ten acres or less. At that time, the Department will determine it is a local issue and not subject to Department review.
Currently, the property is vacant commercial. The proposed use is for a convenience store. The surrounding Future Land Use Map designations around the subject property are all compatible with the proposed future land use designation. The proposed land use designation change from County Urban to City General Commercial is also consistent with the City’s adopted Growth Management Plan and would allow the proposed use for the property.
The Planning Commission held a public hearing on the application on March 21, 2013 and by a vote of 7 to 0, recommended approval.
1. Approve the requested small scale comprehensive plan amendment to City General Commercial.
2. Other such action as the Commission may deem appropriate.
There is no fiscal impact to the City for this action.
