Staff Recommendation

The Development Review Committee recommends approval of the proposed subdivision plat for Legacy of Leesburg, Unit 6. See attached copy of the Development Review Committee recommendations dated March 29, 2006.

 

Analysis

The plat is situated in Sections 13 and 24, Township 20S, Range 24E within the existing municipal boundary and generally located north of Highland Lakes, south of County Road 48, and east of U.S. Highway 27. The plat consists of 180 single family residential lots.  The project is owned by Rodgers Brothers Land Company and is being developed for detached single family homes as an age restricted residential community.

 

The proposed plat meets the requirements of the City of Leesburg Land Development Code and Florida Statutes.  The division of land is also consistent with the current zoning district of R-1-A (Single Family Residential) and the Future Land Use Map designation of RM (Moderate Density Residential).

 

Options         

1.  Approve or disapprove the proposed plat.

2.  Other such action as the Commission may deem appropriate.

A RESOLUTION OF THE CITY OF LEESBURG, FLORIDA, ACCEPTING AND APPROVING A PLAT OF LEGACY OF LEESBURG, UNIT 6, A SUBDIVISION IN AN R-1-A (SINGLE FAMILY RESIDENTIAL) DISTRICT, WITHIN THE CITY OF LEESBURG, FLORIDA, GENERALLY LOCATED NORTH OF HIGHLAND LAKES, SOUTH OF COUNTY ROAD 48, AND EAST OF U.S. HIGHWAY 27, LYING IN SECTIONS 13 AND 24, TOWNSHIP 20 SOUTH, RANGE 24 EAST; AND ACCEPTING AND DEDICATING TO THE USE OF THE PUBLIC ANY EASEMENTS OR PUBLIC PLACES SHOWN THEREON AS BEING DEDICATED TO THE PUBLIC; AND PROVIDING AN EFFECTIVE DATE.
