FROM: Laura
McElhanon, AICP
Community Development Director
SUBJECT: Small- Scale Comprehensive Plan
Amendment: Ronald L. Hart, Jr. and Benjamin
Garcia, Jr.
Staff Recommendation
The
Planning staff and Planning Commission recommend approval of the proposed
small-scale comprehensive plan amendment to the City’s adopted Growth
Management Plan.
Analysis
The
project site is approximately .92 acres. The general location is south of U.S.
441, at the northwest corner of Pringle and Purdum Avenues. The project site is
ten (10) or less acres and is, therefore, considered a small-scale
comprehensive land use plan amendment. The City will notify the Florida
Department of Community Affairs of the plan amendment and the Department will
review the project site area to confirm that it is ten (10) acres or less. At
that time, the Department will determine that it is a local issue and not
subject to Department review.
Currently,
the property is partially undeveloped and has a vacant single-family residence.
The proposed use of the site is two single-family residences with a reverse
City frontage road on the north boundary. The surrounding County Future Land
Use Map designations are to the north, south, east and west County Commercial
Corridor. The existing Land Use designation for the property is County
Commercial Corridor. The proposed future land use designation of City LD (Low
Density Residential) is consistent with the City’s adopted Growth Management
Plan.
The Planning Commission
held a public hearing on the application on

Residential).

Commission may deem appropriate.
Fiscal Impact
This
small-scale comprehensive plan amendment will have no direct fiscal impact on
the City of
