MEETING DATE: July 10, 2006
FROM: Laura McElhanon, AICP
Community Development Director
SUBJECT: Ordinance to Rezone: Rose 18 LLC.
Staff Recommendation:
The Planning staff and Planning Commission recommend adoption of the proposed Ordinance to rezone the subject property from M-1 (Industrial) to R-2 (Medium Density Residential).
Analysis:
The project site is approximately three acres. The property is generally located on southeastern terminus of Stinson Street, south of Waitman Avenue, as shown on the attached General Location Map. The present zoning for this property is M-1 (Industrial). Currently, the property is undeveloped and the proposed use is single family residential. The surrounding zoning designations are R-2 (Medium Density Residential) to the north and M-1 (Industrial), R-2 (Medium Density Residential) to the east and M-1 (Industrial) to the west and south.
The proposed zoning district of R-2 (Medium Density Residential) is compatible with adjacent and nearby properties in the area and with the existing City future land use designation of Low Density Residential.
The existing land uses surrounding the property are single family residential, a duplex and undeveloped property.
Development of the parcel shall require connection to City utilities at the owner’s expense.
By a vote of 4 to 0, the Planning Commission recommended approval.
Options:
1. Approve the proposed rezoning to R-2 (Medium Density Residential), thereby allowing consistent zoning and development standards for the area.
2. Other such action as the Commission may deem appropriate.
Fiscal Impact:
There is no fiscal impact to the City.
