Subject:                      Resolution for Subdivision Plat of Heritage – The Cottages of Sanders Grove

 

 

Staff Recommendation

The Development Review Committee recommends approval of the proposed subdivision plat for Heritage – The Cottages of Sanders Grove. See the attached copy of the Development Review Committee recommendations dated August 28, 2006.

 

Analysis

The plat is situated in Sections 12 and 13, Township 20 South, Range 24 East within the existing municipal boundary and generally located north of County Road 48 and east of Price Road. The plat consists of 182 single family residential lots.  The project is owned by Pringle Communities and is being developed for single family homes.

 

The proposed plat meets the requirements of the City of Leesburg Land Development Code and Florida Statutes.  The division of land is also consistent with the current zoning district of PUD (Planned Unit Development) and the Future Land Use Map designation of Estate Residential.

 

Options         

1.   Approve the proposed plat.

2.   Other such action as the Commission may deem appropriate.

 

Fiscal Impact

There is no fiscal impact to the City.

A RESOLUTION OF THE CITY OF LEESBURG, FLORIDA, ACCEPTING AND APPROVING A PLAT OF HERITAGE – THE COTTAGES OF SANDERS GROVE, A SUBDIVISION IN A PUD (PLANNED UNIT DEVELOPMENT) DISTRICT, WITHIN THE CITY OF LEESBURG, FLORIDA, GENERALLY LOCATED NORTH OF COUNTY ROAD 48 AND EAST OF PRICE ROAD, LYING IN SECTIONS  12 AND 13, TOWNSHIP 20 SOUTH, RANGE 24 EAST; AND ACCEPTING AND DEDICATING TO THE USE OF THE PUBLIC ANY EASEMENTS OR PUBLIC PLACES SHOWN THEREON AS BEING DEDICATED TO THE PUBLIC; AND PROVIDING AN EFFECTIVE DATE.
