Subject:                      Resolution to approve the Subdivision Plat of Arlington Ridge, Phase I-C

 

 

Staff Recommendation

The Development Review Committee recommends approval of the proposed subdivision plat for Arlington Ridge, Phase I-C. See attached copy of the Development Review Committee recommendations dated September 21, 2006.

 

Analysis

The plat is situated in Sections 22 and 23, Township 20 South, Range 24 East within the existing municipal boundary and generally located south of C.R. 48 and west of U.S. 27 at White Plains Way. The plat consists of 94 single family residential lots.  The project is owned by Blair Communities and is being developed for detached single family homes.

 

The proposed plat meets the requirements of the City of Leesburg Land Development Code and Florida Statutes.  The division of land is also consistent with the current zoning district of PUD (Planned Unit Development) and the Future Land Use Map designation of Estate Density Residential.

 

Options         

1.     Approve or disapprove the proposed plat.

2.     Other such action as the Commission may deem appropriate.

 

Fiscal Impact

There is no fiscal impact to the City.

A RESOLUTION OF THE CITY OF LEESBURG, FLORIDA, ACCEPTING AND APPROVING A PLAT OF ARLINGTON RIDGE, PHASE I-C, A SUBDIVISION IN A PUD (PLANNED UNIT DEVELOPMENT) DISTRICT, WITHIN THE CITY OF LEESBURG, FLORIDA, GENERALLY LOCATED  SOUTH OF C.R. 48 AND WEST OF U.S. 27 AT WHITE PLAINS WAY, LYING IN SECTIONS 22 AND 23, TOWNSHIP 20 SOUTH, RANGE 24 EAST; AND ACCEPTING AND DEDICATING TO THE USE OF THE PUBLIC ANY EASEMENTS OR PUBLIC PLACES SHOWN THEREON AS BEING DEDICATED TO THE PUBLIC; AND PROVIDING AN EFFECTIVE DATE.
