AGENDA MEMORANDUM
MEETING DATE: January 28, 2007
FROM: Bill Wiley, AICP, Interim Community Development Director
SUBJECT: Ordinance for Small Scale Comprehensive Plan Amendment for John Christian
Staff Recommendation
The Planning staff and Planning Commission recommend approval of the proposed small-scale comprehensive plan amendment to the City’s adopted Growth Management Plan.
Analysis
The project site is approximately 1.0 acres. The property is generally located west of C.R. 468, north of Veech Road. The project site is ten or less acres and is, therefore, considered a small-scale comprehensive land use plan amendment. The City will notify the Florida Department of Community Affairs of the plan amendment and the Department will review the project site area to confirm that it is ten acres or less. At that time, the Department will determine it is a local issue and not subject to Department review.
Currently, the property is developed as a single family home. The surrounding City Future Land Use Map designations are to the north, south and west are County Urban, and to the east is City Low Density. The existing Land Use designation for the property is County Urban. The proposed future land use designation of City Low Density is consistent with the City’s adopted Growth Management Plan.
The Planning Commission held a public hearing on the application on January 10, 2008 and by a vote of 7 to 0, recommended approval.
Options
1. Approve the requested small scale comprehensive plan amendment to City General Commercial.
2. Other such action as the Commission may deem appropriate.
Fiscal Impact
There is no fiscal impact to the City.
