SUBJECT: Ordinance for rezoning for Saad and Sayf Enterprises, LLC property
Staff Recommendation:
The Planning staff and Planning Commission recommend approval of the proposed rezoning for the subject property from County C-1 (Neighborhood Commercial) to City C-2 (Community Commercial).
Analysis:
The project site is approximately 1.09 acres. The property is generally located east of U.S. Highway 27 and south of Highland Lakes Boulevard, as shown on the attached General Location Map. The present zoning for this property is County C-1 (Neighborhood Commercial). Currently, the property is undeveloped, and the proposed use is medical offices. The surrounding zoning designations are County PUD (Planned Unit Development) to the north, County C-1 (Neighborhood Commercial) to the south, County A (Agriculture) to the east, and County RMRP (Mobile Home Rental Park District) to the west.
The proposed zoning district of C-2 (Community Commercial) is compatible with adjacent and nearby properties in the area and with the existing City future land use designation of General Commercial.
The existing land uses surrounding the property are single family/residential, office/professional, and undeveloped.
Development of the parcel shall require connection to City utilities at the owner’s expense.
By a vote of 6 to 0, the Planning Commission voted to recommend approval.
Options:
1. Approve the proposed rezoning to C-2 (Community Commercial), thereby allowing consistent zoning and development standards for the area.
2. Other such action as the Commission may deem appropriate.
Fiscal Impact:
There is no fiscal impact to the City.

AN ORDINANCE OF THE CITY OF LEESBURG, FLORIDA, REZONING APPROXIMATELY 1.09 ACRES GENERALLY LOCATED EAST OF U.S. HIGHWAY 27 AND SOUTH OF HIGHLAND LAKES BOULEVARD, LYING IN SECTION 24, TOWNSHIP 20 SOUTH, RANGE 24 EAST, LAKE COUNTY, FLORIDA, FROM COUNTY C-1 (NEIGHBORHOOD COMMERCIAL) TO CITY C-2 (COMMUNITY COMMERCIAL), AND PROVIDING AN EFFECTIVE DATE (SAAD AND SAYF ENTERPRISES, LLC).
BE IT ENACTED BY THE PEOPLE OF THE CITY OF LEESBURG, FLORIDA, that:
Section 1.
Based upon the petition of Saad and Sayf Enterprises, LLC, the owner of the property hereinafter described, which petition has heretofore been approved by the City Commission of the City of Leesburg Florida, pursuant to the provisions of the Laws of Florida, the said property located in Lake County, Florida, is hereby rezoned from County C-1 (Neighborhood Commercial) to City C-2 (Community Commercial)zoning district, as legally described in Exhibit A, to-wit:

This ordinance shall become effective upon its passage and adoption, according to law.
