The Planning staff and Planning Commission recommend approval of the proposed rezoning for the subject property from City R-2 (Medium Density Residential) to City P (Public).
The project site is approximately .50 acre. The property is generally located east of Beecher Street and north of Bradford Avenue, as shown on the attached General Location Map. The present zoning for this property is City R-2 (Medium Density Residential). Currently, the property is a closed day care for the adjacent church, and the proposed use is an office complex to conduct business related activities for the West Leesburg CDC. The surrounding zoning designations are City R-2 (Medium Density Residential) to the north, south and east, and City P (Public) to the west.
The proposed zoning district of P (Public) is compatible with adjacent and nearby properties in the area and with the proposed City future land use designation of Institutional.
The existing land uses surrounding the property are single family residential, vacant church, and Berry Park.
City utilities are currently connected to the property.
By a vote of 6 to 0, the Planning Commission voted to recommend approval.
1. Approve the proposed rezoning to P (Public), thereby allowing consistent zoning and development standards for the area.
2. Other such action as the Commission may deem appropriate.
There is no fiscal impact to the City.

AN ORDINANCE OF THE CITY OF LEESBURG, FLORIDA, REZONING APPROXIMATELY .50 ACRE GENERALLY LOCATED EAST OF BEECHER STREET AND NORTH OF BRADFORD AVENUE, LYING IN SECTION 22, TOWNSHIP 19 SOUTH, RANGE 24 EAST, LAKE COUNTY, FLORIDA, FROM CITY R-2 (MEDIUM DENSITY RESIDENTIAL) TO CITY P (PUBLIC), AND PROVIDING AN EFFECTIVE DATE (WEST LEESBURG CDC).
BE IT ENACTED BY THE PEOPLE OF THE CITY OF LEESBURG, FLORIDA, that:
Based upon the petition of Hope Vision, Inc. (West Leesburg CDC), the owner of the property hereinafter described, which petition has heretofore been approved by the City Commission of the City of Leesburg Florida, pursuant to the provisions of the Laws of Florida, the said property located in Lake County, Florida, is hereby rezoned from City R-2 (Medium Density Residential) to City P (Public) zoning district, as legally described in Exhibit A, to-wit:
