Subject: Resolution for Subdivision Plat of Commander Road Office Park
Staff Recommendation
The Development Review Committee recommends approval of the proposed subdivision plat for Commander Road Office Park. See attached copy of the Development Review Committee recommendations dated, March 19, 2008.
Analysis
The plat is situated in Section 11, Township 20 South, Range 24 East within the existing municipal boundary and is generally located east of U.S. 27, north of Commander Road. The plat creates four building lots plus two tracts to be used for a lift station (Tract A) and water retention (Tract B). The entrance road shall remain private and shall be maintained by a property owners' association. The project is owned by Eric H. Coe and Diane R. Coe.
The proposed plat meets the requirements of the City of Leesburg Land Development Code and Florida Statutes. The division of land is also consistent with the current zoning of C-3 (Highway Commercial) district and proposed Future Land Use Map designation of General Commercial.
Options
1. To approve or disapprove the proposed plat.
2. Other such action as the Commission may deem appropriate.
Fiscal Impact
There is no fiscal impact to the City.

A RESOLUTION OF THE CITY OF LEESBURG, FLORIDA, ACCEPTING AND APPROVING A PLAT OF COMMANDER ROAD OFFICE PARK IN A C-3 (HIGHWAY COMMERCIAL) DISTRICT, WITHIN THE CITY OF LEESBURG, FLORIDA, GENERALLY LOCATED EAST OF U.S. 27, AND NORTH OF COMMANDER ROAD, LYING IN SECTION 11, TOWNSHIP 20 SOUTH, RANGE 24 EAST; AND ACCEPTING AND DEDICATING TO THE USE OF THE PUBLIC ANY EASEMENTS OR PUBLIC PLACES SHOWN THEREON AS BEING DEDICATED TO THE PUBLIC; AND PROVIDING AN EFFECTIVE DATE.
BE IT RESOLVED by the City Commission of the City of Leesburg, Florida:
THAT the plat of the following-described land, which is named “Commander Road Office Park,” is hereby approved and accepted by the City of Leesburg, Florida:
THAT portion of Sections 11, Township 20 South, Range 24 East, Lake County, Florida described as follows:

FURTHER RESOLVED, that all easements and other areas which are shown on the plat as being dedicated to the public are hereby accepted for municipal purposes and shall be under the care and control of The City of Leesburg, Florida. Provided however that the entrance road shall remain private and shall be maintained by a property owners' association
THIS RESOLUTION shall become effective upon its passage and adoption according to law.
PASSED AND ADOPTED at the regular meeting of the City Commission of the City of Leesburg, Florida, held the 11th day of August, 2008.
