Subject:                      Resolution for Subdivision Plat of Majestic Oaks Shores

 

 

Staff Recommendation

The Development Review Committee recommends approval of the proposed subdivision plat for Majestic Oaks Shores. See attached copy of the Development Review Committee recommendations dated August 26, 2008.       

 

Analysis

The plat is situated in Section 24, Township 19 South, Range 24 East within the existing municipal boundary. It is generally located north of Bentley Ridge Road and U.S. 441 and south of Lake Griffin. This action consists of a partial replat of the seven northern most lots of the existing Majestic Oaks Shores plat into six (6) single family lots on approximately 4.6 acres.  The project is owned by D & E Development LLC, Neheme Gabriel, Khai and Sandra Chang, and is being developed for single family residences.

 

The proposed plat meets the requirements of the City of Leesburg Land Development Code and Florida Statutes.  The division of land is also consistent with the current zoning of R-1A (Single Family Residential) district and the Future Land Use Map designation of Low Density Residential.

 

Options         

1.         Approve or disapprove the proposed plat;  or

2.         Other such action as the Commission may deem appropriate.

 

Fiscal Impact

There is no fiscal impact to the City.

A RESOLUTION OF THE CITY OF LEESBURG, FLORIDA, ACCEPTING AND APPROVING A PARTIAL REPLAT OF MAJESTIC OAKS SHORES,  A SUBDIVISION IN AN R1-A (SINGLE FAMILY RESIDENTIAL) DISTRICT WITHIN THE CITY OF LEESBURG, FLORIDA, GENERALLY LOCATED NORTH OF U.S. 441 AND BENTLEY ROAD, SOUTH OF LAKE GRIFFIN, LYING IN SECTION 24 TOWNSHIP 19 SOUTH, RANGE 24 EAST; AND ACCEPTING AND DEDICATING TO THE USE OF THE PUBLIC ANY EASEMENTS OR PUBLIC PLACES SHOWN THEREON AS BEING DEDICATED TO THE PUBLIC; AND PROVIDING AN EFFECTIVE DATE. 

 

  

BE IT RESOLVED by the City Commission of the City of Leesburg, Florida: 

 

That the plat of the following-described land, which is named “Majestic Oaks Shores Partial Replat,” is hereby approved and accepted by the City of Leesburg, Florida:

 

That portion of Section 24, Township 19 South, Range 24 East, Lake County, Florida described as follows:

FURTHER RESOLVED, that all easements and other areas which are shown on the plat as being dedicated to the public are hereby accepted for municipal purposes and shall be under the care and control of The City of Leesburg, Florida. 

 

THIS RESOLUTION shall become effective upon its passage and adoption according to law.

 

PASSED AND ADOPTED at the regular meeting of the City Commission of the City of Leesburg, Florida, held the 8th day of September, 2008.
